ELITE LAGOON FRONT
PROPERTY WITH ENDLESS POSSIBILITIES.
A DEVELOPER’S DREAM
LIVE “A LA” SHANGRI-LA STYLE! This gorgeous lagoon front property is located in the sleepy village of Progresso. The village has two parks and a church and served as a busy highway for merchants during the height of the Mayan dominance in the region. The lagoon is an inland waterway located approximately 7.5 miles from the Caribbean Sea in the Corozal District. Now mainly inhabited by Spanish and Mestizo inhabitants, a more relaxed atmosphere has replaced the energetic trade of yesteryear but visitors flock to this region to enjoy the tranquil lagoon waters and its tremendous ecological diversity. This property is a bird lovers paradise. Dotted with mature coconut palms along its lagoon frontage. A concrete house exists on the property and it is currently the owners’ home. It needs a little work to complete but is livable. This property boasts one of the widest privately owned properties on the lagoon with over 1,100 feet. It has tremendous potential for an upscale mixed use tourism development. Large mayflower and mahogany trees cover this pristine property.
Within the lagoon itself sits an ancient Maya hub known as “Coco”. This post classic monumental center is likely to be the colonial Mayan site of Chanlacan, capital of Chetumal after the fall of Santa Rita and seat of the 1547 rebellion against Spanish Bacalar. Recent excavations have uncovered buried residential platforms, courtyards and cemeteries.
The nearby Mennonite settlement of “Little Belize’ caters to the belief that modern machinery contaminates their faith. The Mennonites from Little Belize still refrain from using modern farm equipment and drive horse drawn buggies.
A small “cenote” (hiden well) lies in the village. Locals snorkel and spear fish there while precariously avoiding the resident alligators.
This property can be accessed through Orange Walk Town. Drive approximately 5 miles and you will meet San Estevan Village, Follow the pavement down George Price St. and continue as it turns right. After another 8.6 miles you will reach the Progresso Lagoon and look out for our “For Sale” sign on the side of the road. A ferry across the New River from Corozal Town also leads you to Progresso Village. Take the road to Copper Bank and turn right at the sign to Progresso Village. Inquire in Progresso about the best way to access Little Belize.
